Spain is neither the Caribbean, nor a country on the Pacific Ocean or on the Aegean Sea. Real estate laws are not as permissive as they are in the countries washed by those seas; despite this, it is possible to rent a private island.
The supply is limited. There are just three islands for rent – all belonging to rich owners: Tagomago opposite Ibiza, the Isla de Barón in Murcia and the Isla del Burguillo in Ávila.
Tagomago is the most exclusive island for rent in Spain. It is located 900 metres from Ibiza in the municipality of Santa Eulalia. It is a perfect hiding-place for those who care for their own privacy, but rental prices are prohibitive.
The rent of Tagomago Island is managed by Kühn and Partners. The island has been rented for the celebration of marriages, private parties and fashion shows and has welcomed celebrities, entrepreneurs, artists and politicians.
Renting Tagomago – that has five luxury suites – costs 100 thousand euros per week in law season. The price rises up to 250 thousand euros per week in high season. The demand has not fallen despite the economic crisis.
The Isla de Barón – also known as Isla Mayor – is located in San Javier, Murcia. It is the largest island comprised in the nature reserve of the Mar Menor. The price here is more affordable: 1,200 euros per person per week. There is just one home that is situated close to the watch-tower and offers circular rooms and wonderful panoramic views.
The Isla de Burguillo is located in the Valle de Hiruelas nature reserve. There is a superb castle that can host ten people on the island. Guests can practise hiking and trekking as well as water sports. The price to rent Isla de Burguillo is 2,800 euros per week, even if there is also the possibility to be granted a discount. The island is not for sale, even if the owner claims its value reaches 2 million euros.
The sale of islands in Spain is not the most active segment of the Spanish real estate market. Sa Ferradura Island – in Ibiza – was nicknamed “the most expensive island in the world” by Forbes magazine in 2006, as its sale price was 31.5 million euros (40 million dollars). If you are interested in renting it, well, you must be ready to pay 20 thousand euros per day! The little Montaña Clara Island – with no buildings on it – was put up for sale for 9 million dollars, but it has not been sold yet.
Renting or selling an island in Spain is legal only in interior areas, since coasts belong to public domain, according to the Ley de Costas, which states that the islands located in inland waters and territorial sea are State Property.
The market of islands for rent is becoming more and more attractive all around the world. Let’s look at island rental prices in some countries.
Renting Necker – British Virgin Islands – costs 19 thousand euros per day. The Bali-style houses can host 26 guests.
Nygard Cay – Bahamas – can be rented for 26 thousand euros per day. Visitors can stay in houses built on trees.
Musha Cay – Bahamas – can host 18 people. What about the price? It is 40 thousand euros per day.
Kumalame Cay – Bahamas – is rented for 5,500 euros per day. It can host up to 40 guests.
Isla Bonita – Brazil – can host a group of 10 people for 6 thousand euros per day.
