The Pollino National Park is the largest natural park in Italy. It is comprised within Basilicata and Calabria and takes its name from the massif in the southern Appennines, where there are wonderful villages with small houses, lovely churches, exquisite alleys and little squares located on inaccessible and magnificent slopes.
This area comprises three provinces – Cosenza, Potenza and Matera – and combines built-up areas, inaccessible spots, fascinating archaeological sites and wonderful forests with Bosnian pines, rivers and streams.
The real estate market here is very appealing. Medieval villages such as Morano Calabro, Laino Castello, Mormanno, Saracena, Viggianello and Terranova del Pollino are interesting investment destinations for second-home buyers looking for an enchanting refuge immersed in history and nature.
The calcareous-stone homes and the houses made of tuff that are typical of these villages were abandoned some decades ago due to the massive emigration, but today, several potential investors are attracted by the possibility to buy them and renovate them. Most investors come from Apulia, but there are also some English and Scandinavian buyers.
There are plenty of real estate adverts about properties for sale located in the historic villages of Pollino area. Actually, the demand is not very high due to the lack of road infrastructures and tourist services that nonetheless may be provided by promoting the cooperation between the various municipalities comprised in the park.
A very interesting initiative has been taken by the mayor of San Basile – six kms from Castrovillari – who has decided to sell 150 disused real estate properties located in the historic centre of the village at surprising prices: a 70-sqm house is sold for 5 thousand euros.
The objective of the project is to revive this urban area, but above all to encourage private individuals to use these dwellings as a precious tourist resort.
Many entrepreneurs are evaluating the idea of the “albergo diffuso”, a “widespread hotel” that is run by a single owner and offers hotel-standard services to its guests. It comprises several historic buildings located close to each other. Thanks to this new concept of hospitality, guests can really be part of local life.
In Morano Calabro – that has been included in the list of the most beautiful villages in Italy – the price for a home situated in the historic centre ranges from 15 thousand to 30 thousand euros. According to the data released by FIAIP – Federazione Italiana Agenti Immobiliari Professionali – the Italian association of professional realtors, a house in need of renovation can cost from 300 to 400 euros per square metre. An already-upgraded property costs from 400 to 600 euros/smq. Prices for country houses that are situated inside the Pollino National Park or in the nearby valleys start from 300 euros/sqm but they rise up to 1200 euros/sqm if the property is well preserved. When buying a property in this area, it is advisable to take into account that it might be necessary to spend at least 100 thousand euros to renovate the house.
