Luxury high-rise buildings in Battery Park City, Manhattan

14 000 people will reside in the planned community

Battery Park City is a neighbourhood located at the southwestern tip of lower Manhattan and is surrounded by the tidal estuary of Hudson River. It was created at the end of the 1960s by using 917 thousand cubic metres of soil and rocks excavated during the building of the World Trade Centre that was destroyed by Al Quaeda in 2001.

The neighbourhood has held out against terrorist attacks, the financial crisis, the economic slump and hard recovery.

Battery Park has never given up; on the contrary, the local City Authority has continued implementing a forty-year urban development plan that has been completed by now.

The neighborhood is an ideal place to go cycling, walking along smooth paths and jogging and to enjoy enchanting views of the Hudson River with the Statue of Liberty on the background. There are lots of nice squares, memorials and monuments to admire. The Financial District of downtown Manhattan is not far.

Nine residential skyscrapers – with more that 2400 apartments – have been built in the latest 10 years. The last two residential buildings – that are being constructed on the last available plots of land that are suitable for building – will be completed by next year.

The urban development includes high-rise residential buildings, hotels, malls, Stuyvesat High School, a complex of commercial buildings and a yacht harbour. Most low-rise building complexes are situated in Rector Place Residential Neighbourhood and in Battery Place Residential Neighbourhood. The majority of high-rise residential complexes are located in Gateway Plaza.

The population density in Battery Park City has increased greatly from 2000, when there were about 7000 people living in this planned community. Today, there are 10 000 inhabitants, most of whom are upper middle class and upper class people with average gross yearly income over 1 million dollars. When the project is completed, the community is expected to have 14 000 inhabitants.

The project of an ideal oasis appeared to be in danger after the Twin Towers attack. Numerous residents were forced to move away from the community after the collapse of the World Trade Center due to the spread of toxic dust, debris and smoke. Today, old and new families have settled in Battery Park thanks to state aids and local effort to relaunch the neighbourhood.

Battery Park boasts one of the best quality-price ratios in New York, thanks to new constructions. The average price of apartments here has fallen by 17% in the last three-month period reaching 1 million dollars; in Manhattan, instead, prices have risen between 7% and 14%. The average price in Manhattan was of 900 000 dollars with higher peaks in Soho area.
